Who Killed The Whyte Horse In Canmore?

Well this is a first for me. A client texted me yesterday to let me know that he was sorry that the café in Canmore that he was considering buying had “ditched”. Unsure of what he meant, I called to ask. He informed me that a family member who lives in Canmore was told that the owners of the restaurant had done a “midnight move” and stripped the place bare. Not only that, but they had left a DEAD horse on the front lawn!
Not that I didn’t believe him or his kin, but I had to verify this disturbing turn of events. I called my good friend Frank Barbaro, owner of the great little Italian restaurant Santa Lucia. Frank confirmed that they had done exactly that, and it was a horse skeleton. Seriously….WTF.. why is the realtor always the last to know? Not that I would have showed up with my truck and helped move tables and chairs or anything like that, but a phone call would have been ok with me!
Well.. I guess it was a not so subtle statement that the landlord had killed the Whyte Horse? The question now begs….do I still have a listing??
P.S. Here is an article that ran in the Calgary Herald the day after this post. Light switches and toilets......REALLY??!! Story Link

Here’s a great opportunity to acquire a Calgary commercial property offering a versatile combination of warehouse with upper mezzanine office space. This type of property can appeal to a wide range of owner users, investors, service companies, distribution businesses, contractors, light industrial users, storage based operations, or businesses needing both functional floor area and dedicated office space under one roof.
The building provides practical warehouse space that can support inventory, equipment, supplies, vehicle related needs, light assembly, storage, fulfilment, dispatch, or general business operations. The upper mezzanine office area adds valuable separation between administrative functions and day-to-day operations, creating a more efficient layout for businesses that require private offices, staff areas, meeting space, or management oversight above the main work area.
For an owner/user, this property offers the ability to control occupancy costs, build long term equity, and customize the space around the needs of the business. For an investor, the property offers flexibility due to its functional layout and broad appeal to users who need a combination of warehouse space, office space, and operational flexibility.
The property may be well suited for a variety of commercial uses, including warehousing, distribution, service based businesses, e-commerce fulfilment, construction related operations, specialty retail with storage needs, light industrial users, equipment based businesses, or companies simply looking for a practical Calgary base of operations.
Properties that offer this mix of warehouse functionality and mezzanine office space can be difficult to find, particularly for buyers looking for a property that can serve multiple purposes without being limited to one specific business type.
There may also be an opportunity to purchase certain HVAC business assets & equipment and/or the client list in a separate transaction, subject to negotiation and seller approval.

The location has a few seats for customers or delivery drivers, as well as customer facing washrooms. The conversion to a new concept will be very easy to your business’s design spec. If you have a QSR concept and need a location, you need to take a look at this opportunity.

An excellent opportunity to acquire a locally focused sporting goods business built around affordability, community connection and practical service for families, athletes and recreational sports users. The business offers a strong mix of new and quality used sporting goods, supported by a simple buy, sell and trade model that gives customers a convenient way to turn unused equipment into cash, store credit or upgraded gear.
This concept is well suited to today’s market, where many families are looking for value, sustainability and access to quality equipment without paying full retail pricing. The business serves a broad customer base including parents, young athletes, adult recreational players, teams and individuals looking for affordable equipment across a range of sports and seasons.
In addition to retail sales, the business benefits from value added services that help bring customers back into the store, including equipment related repairs and service offerings. These additional services create another reason for customers to visit, build trust and support repeat business beyond a one time purchase.
The business also has an established online presence, including an ecommerce style product catalogue and community focused content that supports visibility, customer engagement and future growth. A new owner could continue operating the current model or look to expand inventory categories, team partnerships, online sales, local marketing, equipment service programs and community relationships.
This is a practical and approachable business opportunity for an owner operator, family buyer or entrepreneur looking for a retail business with community appeal, multiple revenue streams and room for further growth.
Business name, financial information and exact location will only be released to qualified buyers after a signed confidentiality agreement. |
