Well my trip to Edmonton was very positive for a number of different reasons, but one of which is VERY interesting.
I stopped into West Edmonton Mall after a meeting to grab a bite. As I walked down Bourbon Street, feeling like I was back in Vegas, I decided to park myself at a table in Hudson's. Now this is not my first time at Hudson's, but it was at this location, and it's beautiful! Lot's of TV's, a warm inviting atmosphere and very friendly service proved that I made the right choice. I looked...

Well.. needless to say it was another rockin evening in Calgary's Pumphill district, as the 11th Annual Red Meat Party surged into the night. Countless friends, colleagues and client's of Kahane Law enjoyed the Studio 54 themed festivities with bell bottom jeans, Afro's of every color and description and the best collection of platform shoes I have seen since watching re-runs of Starsky and Hutch.
The food was once again indescribable, as every type of red meat you can think of was BBQ'd, smoked and...

Here is a new listing that I am happy to post in Calgary.
4 QSR Locations in Alberta For Sale - Keep The Concept Or Convert To Your Own Business Model The location sizes vary between 473 sq. ft. and 1,176 sq. ft. and are all storefront locations with parking and street access. Rents and length of term are also varied with each location. A rare opportunity to acquire a four-location restaurant portfolio operating under an established quick-service food concept. This offering includes multiple professionally built-out stores with existing infrastructure, leaseholds, equipment, and operating systems already in place. For a buyer looking to step into an existing platform, the current concept can be continued, subject to any required approvals and assignment of the applicable agreements. For an experienced operator, franchise group, emerging brand, or entrepreneur with their own food service model, these locations also offer excellent conversion potential. Each store is already designed for quick-service restaurant use, making them well suited for a buyer who wants to bring in their own concept, menu, branding, and operating style, subject to landlord approval of the proposed tenancy and use. This is an attractive opportunity for a buyer seeking scale without starting from scratch. The existing restaurant improvements may significantly reduce the time, cost, and uncertainty normally associated with opening new food service locations. The stores may be acquired as part of a continued operating concept or repositioned into a new brand, provided the buyer obtains all necessary landlord, licensing, and regulatory approvals. Business name, exact locations, financial details, and further operating information will only be released to qualified buyers after a signed confidentiality agreement has been received. Here is a new listing that I am happy to post in Calgary. Here is a great opportunity to acquire a fully built out and operating burger restaurant in a busy NW Calgary retail location. Situated in a newer commercial development with strong visibility, good access and a complementary mix of surrounding businesses, this location benefits from consistent traffic and an established customer base.
The approximately 1,786 sq. ft. restaurant offers a modern, inviting dining area along with a fully equipped kitchen designed for an efficient quick service operation. The business is set up for both dine in and takeout service, providing multiple ways to serve customers throughout the day.
A major added feature is the licensed patio, along with licensing for beer and alcohol service, creating additional opportunities to increase average customer spend and take advantage of Calgary's patio season.
The restaurant currently operates as part of an established franchise, providing a buyer with the opportunity to continue with the existing concept, branding and operating systems. Alternatively, there may also be an opportunity for a purchaser to acquire the restaurant and transition the space to their own concept, providing additional flexibility for an experienced operator or restaurant group looking for a well built out location without starting from the ground up. Any change of concept would be subject to the required landlord and other applicable approvals.
The restaurant is well positioned for an owner operator looking to take a more active role in the business or an experienced restaurant group looking to add another location to their portfolio.
The newer development, strong surrounding demographics and combination of retail, service and entertainment businesses help generate both destination and walk in traffic.
The restaurant is fully equipped and ready for a new owner to take over, whether continuing with the existing franchise or exploring the potential for a new concept.
All inquiries are strictly confidential. Please do not approach the business, employees or ownership directly. Additional information will be provided to qualified buyers upon completion of a confidentiality agreement.

Here’s a great opportunity to acquire a Calgary commercial property offering a versatile combination of warehouse with upper mezzanine office space. This type of property can appeal to a wide range of owner users, investors, service companies, distribution businesses, contractors, light industrial users, storage based operations, or businesses needing both functional floor area and dedicated office space under one roof.
The building provides practical warehouse space that can support inventory, equipment, supplies, vehicle related needs, light assembly, storage, fulfilment, dispatch, or general business operations. The upper mezzanine office area adds valuable separation between administrative functions and day-to-day operations, creating a more efficient layout for businesses that require private offices, staff areas, meeting space, or management oversight above the main work area.
For an owner/user, this property offers the ability to control occupancy costs, build long term equity, and customize the space around the needs of the business. For an investor, the property offers flexibility due to its functional layout and broad appeal to users who need a combination of warehouse space, office space, and operational flexibility.
The property may be well suited for a variety of commercial uses, including warehousing, distribution, service based businesses, e-commerce fulfilment, construction related operations, specialty retail with storage needs, light industrial users, equipment based businesses, or companies simply looking for a practical Calgary base of operations.
Properties that offer this mix of warehouse functionality and mezzanine office space can be difficult to find, particularly for buyers looking for a property that can serve multiple purposes without being limited to one specific business type.
There may also be an opportunity to purchase certain HVAC business assets & equipment and/or the client list in a separate transaction, subject to negotiation and seller approval. |
