Life is Beautiful at La Vita e Bella

Well… we have been “kidless” around our house for the last few days, so the wife and I have been enjoying some romantic nights out. My good friend Jared Kichula and his stunning wife Aja have just returned from their honeymoon, so they invited us to join them for dinner at their wonderful restaurant La Vita e Bella, in the historic Dafoe Terrace Building in Victoria Park.

La Vita e Bella has been a labor of love for Jared and Aja, and it shows in every aspect of this warm and sophisticated restaurant. From maintaining the old world feel of the classic brick building, to the pictures on the wall, most of them taken by Aja on their trips to Italy.

We arrived and were greeted by the hostess with a warm smile and taken out to the patio, where our host and his better half were enjoying a glass of wine. Before I can push in Dana’s chair and sit down, a plate of Antipasto is put down on the table. Now... I’m thinking this is my buddy Jared having everything timed perfectly, but truth be told it is actually because they were hungry and because I am terrible for being late, if it’s not a business meeting. We settled in and enjoyed the Antipasto and then some Bruschetta, both of which were fresh and flavorful. More wine, conversation and wine, did I mention more wine?

The time has arrived for dinner, like I hadn't eaten enough by then, but we order our Secondi because I can't wait to try the chefs fare. Dana decides on the Vitello Scallopini, pan seared with gnocchi, cherry tomatoes, garlic, shallots, capers & fresh lemon juice. It was fantastic, the gnocchi was like velvet. I intended to go light and watch my calorie count but Jared was adamant that I try the Bistecca, 18oz local Alberta Prime Grade, Bone-in Rib Eye Steak served on a bed of arugula and cherry tomatoes and finished with a little extra virgin olive oil. That combined with the Risotto that was calling my name, has now thrown my light plan to the curb. I have to say that it is one of the best steaks I have had in a long time, and that is a bold statement considering where we live, but true none the less.

We finished the meal with dessert, a house made tiramisu cheesecake, Aja’s favorite and now mine, but hands down the gold medal winner was the house made panna cotta. I will return again and again for this simple but elegant dessert, amazing!

Coffee and aperitifs, more conversation….. I could have stayed all night, and just about did. I have to say that if you enjoy world class food brought to your table with friendly sincere service, then don’t wait for the next hockey game or concert, visit this gem of restaurant and experience it for yourself.

Thank you to Aja and Jared for a relaxing and very special dining experience. Nothing makes a great meal better, than sharing it with great friends. Grazie tanto!

**PERFECT OPPORTUNITY FOR A RESTAURANT OWNER OPERATOR OR A MIXED USE DEVELOPER** Here is a rare opportunity to purchase a recently renovated, fully fixtured 6,000 sqft(+/-) restaurant or a prime redevelopment site on Centre Street North, located in the sought after community of Tuxedo Park. This 11,022 sqft(+/-) corner lot is located on the future Green Line LRT Route, within close proximity to a proposed station. The current zoning of Commercial - Corridor 2 (C-COR2 f1.0h10) allows for a wide variety of potential uses including; Pet Care, Restaurant, Veterinary Clinic, Brewery/Winery/Distillery, Carwash, Child Care, Drive Thru. The renovations to the space were recent and of a very high quality, and make it VERY easy for a restauranteur to come in and open quickly with minimal renovation costs. The building is split into two sections, an up and lower area, served by a common kitchen. You could set the building up as a restaurant/lounge with VLT’s or you could run 2 completely different restaurants, in two different spaces. One side has a patio, and the upper section has a great balcony for small bistro tables. There is parking out front with a portion of that being covered, as well as a pylon sign on the roadside. The kitchen is very well laid out with solid infrastructure capable of produce consistent volume to service the building as well as the very strong delivery market in the surrounding area. There is too much to cover here, please call to make an appointment to view this great opportunity!

Here is a great opportunity for a First Time Buyer or Investor!

This is a nice little one bedroom apartment in an Adult / No Smoking / No Pet Building. It is on the main or upper level with a nice little balcony that is big enough for a small BBQ and a couple of chairs. The interior is comfortable with a living room with a small eating area and a nice size kitchen. The bedroom easily fits a queen bed or a king if you push it. The bathroom is nice and clean with a 4pc set up. The condo fees include Heat, Water & Gas and the Electricity is separately metered.

The building is self managed to keep the condo fee's down, and it works well. The Current Tenant would be willing to stay, and they take very good care of the unit. Make sure to look at the virtual tour to get a good feel for the unit.

**SALE OF STAND ALONE RESTAURANT / BAR BUILDING WITH POTENTIAL LIVE WORK OPTION**

In the foothills of the Canadian Rockies and built in 2014, this 3786 sqft (+/-) stand-alone pub and liquor store is located on one of Southern Alberta’s busiest highways, in the historic western Village of Longview. This cool little town sits at the doorstep of Kananaskis Provincial Park and in the middle of Alberta’s cattle ranching heartland.

The exterior has a decidedly western theme, as does the interior, with lots of custom hand carved wood accents. There is a fully vented commercial kitchen as well as lots of storage. The liquor store has a large walk in beer fridge and can be operated completely separate from the Restaurant / Pub should you want to rent that side out.

The lot is .49 of an acre, which gives the business a good size parking lot as well as a nice size patio for those great summer days.

You really need to see this opportunity for yourself to understand the potential here, book a tour to see everything it has to offer!
